Access will be the most important determinant of real estate returns for investments made over the next year. Today’s prices can generate acceptable, but not exceptional, returns over a 5-7 year holding period. But make no mistake, this will not be a repeat of the mid-1990s where as we entered a period of recovery investors were able to generate 15%+ IRRs simply by acquiring core assets from distressed sellers. Global is the word to watch. REITs posted a 4.7% total return during 1Q 2010, slightly above global equities at 4.4% So while there are signs of improving transaction volumes and increasing values, the fundamentals are still weak.
